Maintenance Technician / Manager
This employer is at the forefront of the aged care / retirement village sector with a number of villages across Auckland and NZ. They offer an active and varied work environment with a diverse workforce, setting the standard for the sector they operate in.
This is a busy, sometimes challenging, often satisfying and always varied role taking the lead on all building and grounds maintenance tasks, covering both reactive and proactive activities. These could take a minute to a month, depending on what’s required. It is leading a small (2-3) team of internal staff and co-ordinating external trades and subcontractors (when required) to complete day-to-day and larger refurbishment tasks.
The focus of the position is on ensuring residents (who often have with high expectations and standards) are happy and satisfied with their environment, that it is comfortable, clean and well presented. This is a hands-on position, using initiative to use hand and power tools on simple such as fixing spouting, hanging doors, putting up shelves, replacing broken fixtures etc. through to delegation and management of contractors for larger projects such as refurbishments of apartments and villas. The ability to plan and programme larger scale projects is essential
The position is paying $110-120k dependent on experience. It comes with a range of excellent benefitssuch as health insurance, retail discounts, company share scheme and birthday day off amongst others.
We are seeking applications from candidates with building maintenance and refurbishment experience who have a positive, helpful, patient and diplomatic attitude. Experience of working in ‘community’ environments such as schools or aged care/retirement villages/assisted living is highly desirable.
Skills and experience
· Maintenance andrefurbishment (‘handyman’ and DIY) experience, gained in a residential or commercial setting
· Proficient in the use of Hand and Power tools
· Able to assess and diagnose mechanical and electrical issues
· Ability to plan and manage apartment/villa refurbishments
· Experience in the engagement, management and direction of subcontractors/trades
· Problem solving skills, able to find workable solutions while thinking on your feet
· Property and asset maintenance planning skills
Essential soft skills: non-confrontational attitude, conflict resolution skills (there is no such thing as ‘no’!), a calm demeanour, able to negotiate and compromise (the resident is always right), organised and efficient with great people management and leadership skills.
